It is the goal of Lamfei Lin Builders to provide a quality product at the best possible price. All of the construction materials incorporated into each home built by Lamfei Lin Builders meet and/or exceed the minimum material quality standards required by the State of California Model Codes.

The following material list shows the minimum construction standards Lamfei Lin Builders established as a baseline for quality control necessary to provide a well-built, durable ADU for each client.

Framing and Rough Carpentry

  • Exterior Walls – 2×6 No. 2 and Better, Moisture Content<19%
  • Interior Walls – 2×4 No. 2 and Better, Moisture Content <19%
  • Rafters – Varies, Depending on Plan – No. 2 and Better, Moisture Content <19%

Exterior Wall Opening Requirements

Windows and Exterior Glazed Doors (RATED FOR FIRE ZONES)

All windows and exterior glazed openings have a fire-resistance rating of not less than 20 minutes when tested in accordance to NFPA 257.

Exterior Doors (RATED FOR FIRE ZONES)

The exterior door assembly shall have a fire-resistance rating of not less than 20 minutes when tested in accordance to NFPA 252.

Electrical

  • 150 Amp Subpanel (source of power from main residence electrical service panel) with code-required AFCI- and GFCI-protected wiring used to provide power to outlets, switches and lights
  • Wiring – 12 ga. 2 conductor with ground for all power outlets and lighting
  • 20 Amp power outlets throughout
  • Electric outlets for Laundry appliances
  • Indoor Lighting: Dimmable, ceiling-recessed LED lighting fixtures

  • Heat-pump/mini-split system, remote controlled; One located in the living area(s) and One located in each bedroom
  • Ceiling vented exhaust fan in bathroom
  • Laundry electrical outlets – includes 220V for electric dryer
  • Appliances – Combined smooth-top cooking surface with single oven, refrigerator and dishwasher (depending on size of ADU); model type depending on chosen Amenity Package

Exterior Finish

  • Roof Covering – Class A fire-resistance-rated 30 year Composition Shingles
  • Exterior Wall Covering – Class A, fire-retardant composite siding (cementitious), shipped-lap pattern (7/8” Stucco available with additional cost)

Interior Finish

  • Insulation – Paper-backed R-19 Minimum between walls, R-38 minimum between rafters and R19 between ceiling joists
  • Drywall – 5/8” Gypsum Board, smooth finish
  • Flooring – Vinyl, available in three durability grades, depending on chosen Amenity Package
  • Doors – Solid-core for sound deadening purposes
  • Cabinets – Standard, or optional all-plywood construction, wood cabinets manufactured by American Woodmark, depending on chosen Amenity Package
  • Countertops – laminate, solid surface or Quartz, depending on chosen Amenity Package.
